Are you a wholesaler?
We can be considered a wholesaler. One of the big differences and benefit of working with Atlanta Investing is that we take title to our properties so that we can assure we transfer the property without any title problems.

How often do you get your deals?
We get approximately 4-5 deals a week so there is always new inventory. The best way to stay updated is to check our property list on this website. Go to View Hot Properties. You can also add yourself to our distribution list to get email updates. Go to the ‘subscribe’ button to add your name and email address.

What if I want to go look at a property?
All of our properties have a lock box on them that contains a key. You can go to our website to get the access code, or if it says ‘call for access’ you may call our office to get the code. Office hours are Monday through Friday, 9-5pm. You can also leave a message with the answering service, and we will call you as soon as possible the next business day.

If I choose to make an offer, what is the process?
- You should call the office to make sure that the property is available and not under contract. We have a high volume of great deals, so they go fast. You may also want to talk to lenders at this time if you plan to take out a hard money or construction loan.
- Make sure that you go and see the property. You want to see what you are buying!
- If you are interested and ready to move forward, you need to contact Regina at our office. She will work with you on the terms and prepare the contract for acceptance. You will then set up a time to come in to sign the contract and delivery the earnest money.
- If you are getting a loan for your purchase you will need to get the signed contract to your lender ASAP so that they can get started!

How much earnest money do you require? Why is it not refundable?
We require $1500 in earnest money. It is non-refundable because we have such a high volume of properties, when we take the property off the market we need to know the buyer is committed. We can be flexible with allowing time to verify.

What should I do about financing? Can I use a conventional loan?
Conventional loans are inconvenient and hard to get when you are trying to buy investment property due to the amount of repairs sometimes involved. The best ways to buy are with one of the following:
- Hard-money loan
- Cash
- Construction loan

What areas of Atlanta should I be looking in? Why don’t you do properties outside of the perimeter?
Some of the best properties can be found inside the perimeter (I-285) of Atlanta. That is why it has become our specialty. There are still a lot of neighborhoods in Atlanta with tons of fixer-upper homes. These properties can be bought and sold at competitive prices.

How can I find out how much rent I can get per unit in an area?
The best way to assure that you receive correct information is to go and do field research yourself. You can call other ‘For Rent’ signs in the same area. You can also go to the Georgia Section 8 website at www.gasection8.com.

How do you come up with all of your numbers? Where do you get the ARV, and how do you estimate the repairs?
- We estimate the ARV (After Repair Value) by using comparable sales within one half mile that have been sold within the last 9 months.
- Our Repair estimate is made by a group of experienced investors, and it should be considered a raw estimate. The best way to get your own estimate is to visit the property and bring your contractor with you.
- Our Asking price is estimated by taking 65% of the ARV and subtracting the repair estimate.

How do I get the repairs done? How can I find a contractor?
Finding a good contractor is not easy. The best way to find a good contractor is by getting referrals from people who have had good experiences. Getting the repairs done right requires that you stay informed and communicate with your contractor.

How do I sell the house afterwards?
You can work with a real estate agent. We can always refer you to real estate agents in the area. Another route for selling is to go to www.fsbo.com. (For Sale by Owner.com) It is a website that caters to property owners who are trying to sell the property themselves.
